5 Tips for For Sale By Owners FSBO

Decided to sell your home and want to give it a try on your own? According to the National Association of Realtors for sale by owners FSBO accounted for 9% of all home sales in 2013. Price it Right – A home in excellent condition, in a great neighborhood, beautifully staged will sit on the market if it is overpriced.  When a home is priced too high it becomes  competition for homes that may be larger, newer or have more features than yours and no amount of marketing will sell an overpriced home. The first two weeks your home is on the market is when buyer interest is highest. The longer your home stays on the market the less likely it is that you’ll get the asking price.  Study the comparable sales in your neighborhood over the last six months and price slightly below the last home of the same size with the same level of features and finishes.

Take a Critical Look at Your Home – Try to see it with fresh eyes just as a buyer will see it.  Paint the walls in neutral colors-grey beiges photograph beautifully. Replace carpet or refinish floors if necessary.  Make sure the exterior of the home and the landscaping is in perfect condition. Take care of any items in the home that need to be such repaired such as leaking faucets torn screens, broken hinges, missing outlet covers, etc. Have your heating and cooling checked to be sure they are in good working order. If they have outlived their lifespan consider replacing them.  Declutter your home and be sure it is in pristine, clean condition.

Get Professional Photos – Unless you have the ability to take impressive photos, hire a professional, especially if you are marketing online. Most buyers start their search for homes online and poorly photographed homes are likely to get eliminated.  Professional photos will also look better in printed material. Video tours are also helpful especially if accompanied by an interactive floor plan.

Be Flexible on Showings – If your home is not available to be seen, it is essentially off the market. When buyers call be available at times that are convenient for them. Typical showing times are daily between 9 and 7 with occasional exceptions. During a showing, step outside and let buyers walk through the home alone so they feel free to discuss the home privately.  If you are following the buyers around, showing and explaining features of the home they will feel uncomfortable. Period. Lock away any personal papers and valuables while the home is being viewed.

Become Familiar with Required Paperwork – Read over the sales contract, and all addendums required by law as well as closing paperwork to make sure you have a good understanding of them before you receive an offer. Consider hiring an attorney to help with negotiations if any aspect of the contract is not clear to you. When you receive an offer, make sure the buyer is pre approved, not just pre-qualified. Hopefully, all will be clear sailing to closing but be prepared to deal with any home inspection or appraisal issues. Add in a few buffer days to the closing date to allow for any last minute delays of closing.

5 Things Not To Do While Your Home Is On The Market

You’ve been frantically preparing your home for sale and you are finally ready to go. The next step is to go active in MLS. Wait! Before you go live…

Here are 5 things NOT TO DO while your home is on the market.

1. Do Not Stay In The Home During A Showing. The buyer will feel uncomfortable and unable to discuss the home freely. They will want to look quickly and leave because they feel like intruders, no matter how nice you are. You don’t want them to associate the feeling of being uncomfortable with your home. If you are not there, they can take the time needed to envision themselves in the home and discuss it’s pros and cons.

2. Do Not Smoke. Smoking can reduce your chances of selling dramatically. Smoke odor is very difficult to remove and most buyers will pass on the house rather than risk not being able to get rid of the smell after they close. Don’t kid yourself that you can mask it with deodorizers. You can’t. Do a smell check for other odors as well, cat, dog, etc.

3. Do Not Let Fido Greet The Buyers. Some buyers are afraid of dogs and even the friendliest of dogs with an enthusiastic greeting can scare off a buyer. You want them to spend as much time in your home as possible so take the dog on a walk or for a ride in the car. If your pup is comfortable in a crate, that works, too.

4. Do Not Neglect Minor Repairs. Broken hinges, doors that don’t close properly, cracked windows, etc…these all send the message to the buyer that the home is not well maintained. We all have little items in our homes that we tend to live with until we get around to fixing them. If you are planning to put your home on the market, have a handyman come over and fix them.   If something breaks while it’s on the market, have them come back.

5. Do Not Leave A Mess. It is difficult to keep a house perfectly tidy every day but it is a must.  In our market, homes that are in perfect condition and priced right sell the fastest. Perfect condition includes cleanliness and tidiness. If the home is in disarray it sends a similar message of neglect as having minor repairs needed. Hire a weekly cleaning service if needed.

How is Great Falls faring in the summer market?

In the last 3 months, 57 homes have sold and 187 are currently on the market. Plus, 128 new listings came on the market and 57 were sold. This means there is 9.8 months of inventory available today. A balanced market is defined as having 5 – 7 months of inventory, while a seller’s market has less than 5 months of inventory and a buyer’s market has more than 7 months of inventory.

What’s Wrong With This Picture?

No snow in August! The internet has changed the way buyers search for real estate forever.  The first impression of your home will most likely be made online, make it a good one! Snowy photos in August say “unmotivated seller” or worse, “this home has been on the market a while, what’s wrong with it”. If your home has been on the market through changing seasons, ask your agent to have new photos taken of the exterior and any interior pictures that depict a view of the wrong season. Even better, ask your agent to have a professional photographer take the photos.

Hello Great Falls Creamery!

Hooray! Ice cream is back in Great Falls just in time for the hottest part of summer. The owners are a local family, Patti and Gary McKeown and will be running the business along with their son and soon to be daughter-in-law. Metro Silver Line is Open!

One of the wonderful aspects of living in Great Falls is its peaceful, semi-rural nature with no highways or multiple lane roads running through it. Unfortunately, that also creates a challenge if you need to get to D.C. or other points east. Georgetown Pike is the main road that runs through Great Falls and is a two lane, windy road. It is a historic byway and as beautiful as it is, traffic during rush hour can be a bear. The opening of the Silver Line metro in Reston and Tysons will give residents of Great Falls a much needed alternative to traveling by car on Georgetown Pike. The Reston station has a 2300 car parking garage with 253 reserved spaces and an additional 1,000 parking spaces operated by a private company. The Mclean station has 700 parking spaces. Do you like to bike? The Reston station has a secure bike room for 200 bikes that can be reserved on a yearly basis. A great addition to our community, now that it’s here do you plan to use metro?

Check in often to learn out about life and real estate in Great Falls, Virginia. We are a unique, semi-rural community of 6500+ homes located about 30 minutes from Washington D.C. and convenient to the new Silver Line Metro. Great Falls, Virgnia is an amazing little oasis, close to D.C. yet a lifetime away from the hustle and bustle. We have plenty to do and see and I’ll tell you all about it here.

A bit about me… I was born and raised in Texas and you will still hear me utter the occasional ya’ll. I moved to the D.C. area in 1990 and thought it would be only for a year or two(more on that in a future post–just know that it has to do with Mexican food and fire). I spent a few years in mortgage lending before I found my passion selling real estate and have been happily at it for 20 years.

Attracted by the excellent schools and small town feel of Great Falls, my family and I moved here in 2005. My husband practices law in D.C. and we have 3 amazing (amazingly hungry, that is) boys ages 17, 15 and 12. The two older ones attend Langley High School and the youngest is at Cooper Middle School.

When not helping homebuyers and sellers I enjoy training and competing in sprint triathlons, volunteering at the kids’ schools and spending time with friends and family. And yes, I clock in a lot of time at the Great Falls Safeway.
